Kingspan Insulates Scarborough’s ‘Sands

Kingspan Insulation has supplied its Thermataper TT46 and TT47 LPC/FM tapered roofing systems for Scarborough’s first ever five-star, beachfront accommodation.

Holiday makers have been enjoying a luxury summer with the completion of Kepwick House and Lockton House, two contemporary apartment buildings on the town’s North Bay. The blocks constructed by Tolent Construction Ltd, are part of phase 1 of the £150 million ‘Sands’ private leisure development from Northallerton based developers Benchmark Leisure, which is set to transform the holiday resort and spearhead local regeneration.

100 prestigious apartments have been created, featuring curving, white rendered facades and flat roofs reminiscent of Art Deco resort architecture both in Scarborough and abroad.

The Thermataper Systems were installed beneath a Fatra single-ply waterproof membrane on the roofs of both buildings and on penthouse balcony decking on Lockton House.

The Thermataper range provides a flat roof insulation and drainage solution that is suitable for use with a variety of waterproofing membranes. Thermataper TT46 LPC/FM is suitable for use under PVC, single–ply, mechanically fixed waterproofing and TT47 LPC/FM has been designed for use under fully adhered, single–ply waterproofing membranes.

Robin Atkinson of Architects Stringer & Jones, who took the conceptual design to completion explained:

“We specified Kingspan Insulation for the build. The company has a good tapered roofing drawing office service, which we have always found very useful. Kingspan products were used on both blocks at roof level to provide falls to internal outlets for the single ply roof membrane.”

In new builds such as The Sands, Thermataper eliminates the need to incorporate a costly structural fall in the design. The insulation boards are pre-mitred to specification and can totally eliminate water ponding, one of the biggest dangers to a flat roof’s integrity.

The Thermataper range can deliver thermal conductivities low as 0.022 W/m.K, providing maximum efficiency and minimal thickness. Unlike the screed that would traditionally be used to create a fall it is also ultra-light by comparison, so offers particular benefits when retrofitting existing buildings where structural loading may be an issue.

The new apartments have a commanding position over the town’s blue flag beach, with panoramic views of Scarborough’s North Bay and Castle. The five-storey Kepwick House, built in the shape of a ‘J’, houses 64 apartments. Its sister building, Lockton House, built in an elliptical shape, contains 36 apartments over six storeys, including four penthouses with sun roof terraces. Residents also have access to a state of the art gym. Every apartment has secure parking and a balcony and ground floor retail units provide space for restaurants and shops.
